If you’re getting ready to sell your home, real home staging is one of the most powerful ways to attract more buyers, create stronger offers, and sell faster—even in a slower market.

In this post, I’m breaking down what staging really is, and showing you the exact steps we use to help buyers fall in love with a home before they even walk through the door.


๐ŸŽฏ What Staging Actually Is (and Why It Works)

Staging isn’t about perfection. It’s about creating a feeling—a first impression—that helps buyers picture themselves living in your home.

Done right, staging creates:

  • Stunning listing photos (your first showing happens online!)

  • Emotional connection during showings

  • A sense of space, light, and potential

And no, it doesn’t require hiring a designer or spending a fortune.


โœ… Our 7-Step Staging Strategy

This is the same process we use with our sellers in Brevard County and beyond. These tips apply anywhere:

  1. Depersonalize
    Take down family photos, bold artwork, and overly personal décor. Buyers need to see themselves in the home—not you.

  2. Declutter
    Clear countertops, bathroom vanities, windowsills, and even shower items. Less is more.

  3. Organize
    Use baskets or bins to keep things tucked away for showings, especially in bathrooms and kitchens.

  4. Furniture Layout
    Maximize space and flow. That might mean removing bulky rugs or moving chairs off the walls. Every room should feel spacious and functional.

  5. Maximize Natural Light
    Open curtains, clean windows, and turn on all the lights. Use warm bulbs to create a cozy, inviting atmosphere.

  6. Refresh Linens & Textures
    Swap bold bedding for soft neutrals. Avoid loud patterns and go for simple, clean, and fresh.

  7. Finishing Touches
    Think: the Rule of 3. A candle, a tray, and a book. A wine glass, a bottle, and a corkscrew. Keep it simple and intentional.

In most cases, we don’t bring in rented staging furniture—we work with what you already have. A few small changes can make a huge difference.

But in some luxury listings, like the $1.35M home we staged and sold in just 2 days, bringing in a professional stager makes sense. That transformation helped us create a bright, open, high-end look—and it helped our seller get the price they wanted.
