The home buying process should be fun and exciting, not stressful or confusing. By following these steps, you will be ready to put in an offer when you walk into the home you know MUST be yours!
Meet with Us
Hi! We are Lew & Tina Veltri and we moved to Brevard County back in 1977. We are a brother and sister real estate team and we work with all of our customers together. The big advantage is that YOU get two people working for you whether you are looking for your dream home, an investment property or wanting to sell your home for top dollar. Meet with Lender and Pre-Approval
The next step after you begin working with us is to speak with a lender and begin the pre-approval process. We need to know what your purchasing power is, so we look at appropriate homes that fit your budget. Once we receive your pre-qualification letter, nothing is stopping us from making an offer on the home we find that you absolutely have to have that same day! We help with this process and get you in touch with our trusted lender if you are not already working with someone else.
Go Shopping for Homes
Before we go and look at homes, we help you define exactly what you are looking for. We put all of our customers on a customized property search that is perfect for them. It is the most up-to-date property search available and as new homes come on the market, they are immediately emailed right to you so you will never miss out on your dream home.
Make an Offer
You found your dream home! How exciting! We will do a comparative market analysis of the home to see its true value before you decide on your purchase price offer. We write up the offer and submit it to the listing agent for you.
Negotiations and Contract
Your offer maybe countered by the seller and there may be some negotiations that need to take place, but that is what we are trained to do. Once the offer is accepted, we will be under contract!
Escrow and Under Contract
We are now under contract with the Seller! Congratulations! Now is the time to give your escrow money as your good-faith down payment.
Get a Home Inspection
Now is the time to order the home inspection and we will refer you to our trusted Home Inspector unless you have one you would like to use. Don’t worry, one of us will be there with you for the Home Inspection. Once the inspection report comes back, we will go over it with you thoroughly. This is the time where more negotiations may take place and it is also the time where you can decide to walk away from this home if there is not a meeting of the minds with the contract.
Get a Home Appraisal
The home appraisal is an unbiased estimate of the true market value of what the home is worth to ensure the money requested for the loan is appropriate. Your lender will order the appraisal.
Final Walk-Through and Closing
It is final walk-through time and then off to the title company to sign your documents and receive the keys to your new home. We will be there with you. We wouldn’t want to miss the excitement!
